| Inspection Services:
We offer total inspection services. We can take photographs, complete your inspection forms, take measurements, include drawings and record serial numbers as required. Often we also will add additional information not contained in your report forms but which we feel is important. We have conducted inspections of heavy equipment on wind farm construction sites, oil and gas well sites, health spas, hotels/motels, various merchant locations, leased building/property, mobile homes in parks, RVs, and speciality leased equipment such as graphics design plotters and printers. For abanded real property locations we can do a lock change out and make every effort to lock-up and secure the property.

Professional Business Services, LLC is an independently owned company. We contract our services out as independent contractors. We operate under our own business plan and adhere to our own policy and procedures manual and guidelines. Certain aspects of our business may require us to have access to individual information deemed sensitive or private by federal lending and other guidelines. Be assured that we protect to the fullest extent all such information as required by law. Customer privacy rights are a paramount consideration of our entire business. Going above and beyond any federal mandate, we submitted to a thorough background check to further show our professionalism and concern to individual privacy. We passed of course without any issues at all shown in the report. Some companies and agencies have fallen into the mindset that a background check is to be a recurring requirement. I would remind them that nowhere under federal law is this even required. For anyone to suggest that "it has expired" is beyond logic at best. Any background check conducted is only valid for the snap shot in time that it was conducted as any number of things checked can change immediately thereafter. A felon can NOT hold a notary commission in the state of Wyoming. Anything beyond a criminal background check in a report is not relivent (i.e. credit check, driving record...). We also maintain a notary bond and an E&O insurance policy. Do not expect us to change our corporate operating procedures to conform to your individual requirements. We do not expect that of you. We have noticed in the recent past that certain companies are demanding we change our business structure to comply with theirs. If it were not becoming such an issue it would not be noted herein. We are not your employee and your requests are pushing the line defined by the IRS that separates the definition of employee and independent contractor. Be careful what you demand or ask for as the result may be reported to the IRS on their SS Form 8 in the future. | Attenion Signing Agencies
Editorial Comment - Within the past several months I have noticed a dramatic increase in stipulations and fee deduction notices stated within confrimation emails/faxes for closing assignments. Some of these proposed fee deductions are way out of line for conducting a working relationship. To threaten reduction of my fee by 30 to 100 percent is unacceptable business practice. If you utilize notaries that cannot perform their duties without error, the simple three strikes you're out rule should apply. Be advised, Wyoming allows for redress of these actions. A notary is a sworn public official and any theft of these notarial services is a civil criminal act punishable by fine and/or imprisonment. As a signing agency you are essentially a scheduling service, as a notary public, we perform the accepted task at a very resonable fee given the time requirement and personal expense involved. We up-front out of pocket expenses to complete the signing and must wait 30-60 days to recover these expenses. I understand full well the billing cycle you are under, but you need to plan for this as well. Any payments due past 60 days will place you on our Denial of Service list until such time all arears acounts are paid in full. We are all working to provide a valuable service, and we need each other to this end. | |||
